Town Center Drive
Valencia, California
The new town of Valencia, started in 1965, is 30 miles north of downtown Los Angeles on Interstate 5. Within it is Town Center Drive, a half mile-long, 80-acre retail district anchored by a regional mall on the east. Current uses include: approximately 400,000 square feet of office space; the 210-unit luxury Montecito apartments; 114,234 square feet of national and local retail space; the 244-room Hyatt Valencia Hotel and an adjacent 26,000 square foot conference center; the 52,000-square-foot Spectrum Health Club; and the 108,000 square-foot Valencia Entertainment Plaza, which has an 11-screen multiplex, an IMAX 3-D theatre, restaurants and retailers.
Town Center Drive is lined with angled curbside parking to reinforce the pedestrian-friendly atmosphere and to slow traffic. All other parking is behind buildings, and the wide sidewalks have shade trees, arcades, plazas and benches. All Town Center Drive buildings have ground floor retail and/or restaurant uses, which complement, rather than compete with, the regional mall's middle-market orientation. The project is a true public realm with a full mix of traditional "Main Street" uses, which are physically integrated into the community. It has been designed to grow and change with Valencia's needs and to act as a catalyst for adjacent development that will expand the town center district.

This pioneering main street project provides a much-needed sense of place and a soul for the master-planned community of Valencia. Town Center Drive links an existing regional mall with the community and its residents through a full mix of uses—retail, offices, housing, entertainment, a hotel, and a conference center—creating an “interactive” community and stimulating the redevelopment of the town’s commercial district.
