Emerging Trends in Real Estate

Emerging Trends in Real Estate® is a trends and forecast publication with a 28-year history, and is the most highly-regarded and widely-read forecast report in the real estate industry.  Emerging Trends in Real Estate ® 2007, undertaken jointly by ULI and PricewaterhouseCoopers, provides an outlook on U.S. investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas, and other real estate issues.  The report draws on formal and informal surveys of real estate executives and market experts around the U.S., including survey responses from over 400 real estate executives and personal interviews with over 150 industry leaders.

Opening Remarks

Peter F. KorpaczPeter F. Korpacz, MAI, Director of the Global Strategic Real Estate Research Group of PricewaterhouseCoopers (PwC), has over 43 years of experience in the real estate appraisal, counseling, and research fields.  Mr. Korpacz is a graduate of St. John’s University (NY). In 1988 Mr. Korpacz started the Korpacz Real Estate Investor Survey®, one of the industry’s standard sources of real estate capital market trends, including capitalization and discount rates and other cash flow forecast assumptions of active real estate investors. In July of 1999, the Survey came under the PwC banner.  He is also a principal researcher and advisor for Emerging Trends in Real Estate® jointly published with the Urban Land Institute. Mr. Korpacz is the author of numerous articles; contributor to numerous real estate books, including the 8th and 9th editions of The Appraisal of Real Estate and the 1st and 2nd editions of The Dictionary of Real Estate Appraisal; and has received several awards from the Appraisal Institute for his contributions to the real estate appraisal industry.  He is also a former editor-in-chief of the Appraisal Journal.

Moderator

John D. MenneJohn D. Menne , is a Director and Regional Manager in the Real Estate Investments department of Metropolitan Life Insurance Company. In this position, Mr. Menne has responsibility for managing the company's Los Angeles office, which covers MetLife's debt and equity portfolios totaling $5.0B located in Southern California, Arizona, Nevada, New Mexico, and Hawaii. Mr. Menne joined MetLife in 1985 and he assumed his present position in January 2002. He received his Bachelor of Science degree in Agricultural Economics from the University of California/Davis in 1980, and his MBA in Agribusiness from the University of Santa Clara in 1981.

Clare De BriereClare De Briere, Executive Vice President of The Ratkovich Company, is also its Chief Operating Officer. She is responsible for overseeing the acquisition, development, and marketing of the Company's properties including "The Alhambra", a 45-acre, 1,000,000 square foot commercial campus-style development in the San Gabriel Valley's City of Alhambra, the Alameda District Plan, an 11.0 million square foot mixed-use development for Union Station and Terminal Annex properties, "2601 Wilshire", a 70,000 square foot building in the Mid-Wilshire area of Los Angeles. In November of 2002, Ms. De Briere was named to Real Estate Southern California's list of most influential women in real estate. She graduated from the University of Southern California's Lusk School with a Masters degree in Real Estate Development and from the University of California at Los Angeles with a Bachelor of Arts degree in History.

Lee MenifeeLee Menifee, Senior Director, is primary responsible for strategic and portfolio research. He tracks marc-level trends in property and capital markets worldwide, and uses this information to create customized portfolio plans for CBRE Investors' clients. He is responsible for presentations and reports on global economic and space market conditions, and manages the firm's proprietary databases. Mr. Menifee also conducts targeted studies on the impact of global, national and local economic trends on real estate investments; monitors and reports on capital market trends; and summarizes real estate research findings that have a direct impact on investment decisions. He produces the CB Richard Ellis Investors Sub-Regional Ranking Matrix, which is used to guide global real estate securities allocations. Mr. Menifee holds a Master in Urban Planning degree from the University of Southern California, and a B.A in environmental studies from the University of California at Santa Barbara.

Charmaine Atherton, serves as Senior Vice President for Bank of America's Community Development Banking Group. Ms. Atherton manages a team of Community Development Client Managers in offices located in Los Angeles and San Diego, with a geographic reach from Fresno to the Mexican border. The Community Development Bank is central to delivering on the Bank's commitment of $750 billion for community development efforts over the next ten years, and is dedicated to lending and investing in low and moderate-income communities with a focus on increasing the supply of affordable housing for renters and homeowners, supporting small businesses, and promoting economic development in distressed and underserved communities. Ms. Atherton brings twenty-six years of real estate and finance experience to the task, with the last sixteen years focused on affordable housing and economic development. She manages her Southern California team from downtown Los Angeles, and sits on the loan committee of the California Community Reinvestment Corporation, the Board of Governors of the California Housing Consortium and the Board of Directors of the Los Angeles Conservancy.
